Welcome, Be Ready To Find a Home Now

The joys of Home ownership are many. Privacy, no landlord coming into your place when you’re at work. Flexibility, what to paint the walls, put stickers on the ceiling in the kids room, whatever, it’s your place, you can do it!

Step One : Figuring out What do you want? House, Condo, Farm Land with house, Mansion, Compound (multiple buildings), and What can you afford?

Step Two : Call a Lender, the bank or credit you have your checking/savings account, get a pre-approval. If you have any issues on your credit record they will tell you.

Or you can pull your own credit report for free and find out what it looks like before going to a lender. To get a free credit report authorized by law, go to AnnualCreditReport.com or call (877) 322-8228.

Step Three : The bank or lender had rules on money for the down payment or closing costs. This money has to be in your savings or checking account at least 6 months prior to using it. They call this “Seasoned Money”.

Step Four : Find a Real Estate Agent, someone who is an expert in finding and buying Property.

Dennis Hester, Real Estate Agent and Expert, for Indiana and Kentucky, at 812-679-3309 24/7. Leave a message with your name, phone number and what you are looking for, Dennis can start the search process.

Step Five : Determine Time frame to buy your new home, you are going to want to look at at least 10-15 properties before you select one.

Step Six : Have an ideal home that that you what to buy; Slab home (No basement) or regular home. Look at 10-15 homes, writing down what you like and what you don’t like in each home.

Step Seven : Sign a Buyers Advocate Agreement with the Real Estate Sales Person that says you are going to use them and that you agree with their Terms/Conditions.

Step Eight : Go and see all of the properties that your “Real Estate Sales Person/Broker/Buyers Advocate/Realtor” brings to you to see, because you needs to see a lot of bad house/properties to know what a good one looks like before you see it. Experience is only what makes comparison and a good choice possible.
